There are a few others out there too: Infinity, Clear Channel, Garrett, Next Media, etc.

If it clearly states that the property manager must get prior approval for repairs over $100 then the "burden of proof" is his.

I am a California resident so clearly investing in my own state will amount to a negative cash flow situation.

I'd tell them know that the property is a serious problem and I'll probably loose money trying to do clear up the title, but if it doesn't cost me too much, I'm willing to give it a try.

At that point a new resolution will be in place to strike out that clause or at least revise it since it clearly favors the old owners, which will hopefully be a minority at this point.Also,My plan was always a 3 year plan to either sell or rent out completely and move on to a new unit.I don't know if everyone here believe in doing everything by the book but I plan on having a roommate that is someone other than my spouse, ex-spouse, father, mother, sibling, grand father, or grandchild ---- as restricted by the rules and regs of the condo handbook.

I would talk with a competent real estate professional (broker, attorney*, professional investor) in the area to get the details cleared up.
