Here are the numbers:3bed 2bath - split level single family home sitting on 2 acres of land, 0.5 miles from the water.

First Month - Refrigerator Leaking - Fixed itSecond Month - Microwave is not Heating - Replaced the microwaveThird Month - Heat is not good enough - Got a company to check the heatFourth Month - Plumbing issue  (Water bill high) flapper was gone jhad to replaceFifth Month - Squirrel in the AtticLike this he is giving me constant stuff and every month I have to incur a lot of money to get it taken care.So, how do I deal with this tenant as I have his lease until July.

The goal is to find a good one and move everything under one roof... but yes, nothing wrong with testing the waters with a new company... even in the same city.

I do agree that my priorities were wrong but at this point that is water under the bridge.

Hi Simon,If you have a boiler, you might want to understand its parts and how it works--in detail.There are steam boilers, and water boilers, water tube systems, and fire tube systems.They all have different parts that can fail, and some have redundant parts to keep heat on if there is a failure and some don't.If you know your stuff about this big ticket item, you will be less likely to be at the mercy of an overcharging repairman.Just my 2 cents.Good Luck!
