Hoping to connect with someone in my area that could use a hand while teaching me the ropes.

I have a rural tenant with chickens and ducks, we require them to include the animals on their renters policy, and and do not allow roosters, (my insurance wont allow roosters) I love chickens, and that my tenants can teach their children about where food comes from, raising animals, and caring for animals.

They will not teach investment accounting to you there.To understand the accounting involved spend some time (and some fees) with a local "Real Estate CPA" and ask them to explain investor accounting to you.Before you do this:Understand what a chart of accounts is for an LLC and a Sub-S Corp.Understand how depreciation works for rental housing.Understand what a 1040 is and what schedules an investor may need.

A relative did this - paid for some "teach you how to make millions in real estate investment" course. 

This is the cheapest crash course you can find and it is the foundation before expanding into other books, teachings, etc. 

Just have to make sure that the person you work with is reliable and trustworthy and also understand that they are not just going to teach you and hand you everything out of the kindness of their heart and the partnership will have to benefit them too - keep in mind that even if you make less in the beginning, what you learn from getting in there and learning the ropes is priceless!
