Newbie - Clearwater/St. Pete, FL

Hey BiggerPockets!!  I'm from the Midwest and moving to the area soon.  I am looking to buy my first deal (house-hack or live-in-flip).  I would love any tips on getting started in general and getting started in this area. 

What are the typical shortfalls of the newbie community?  How about newbies in this area?  How can I contribute to the community?

@Matt Lewis don't rush into a deal just to do a deal. Sometimes NO deal is a good deal. 

That would be my quick advise:)
