Plus if I purchase commercial space, I will not rent to WET businesses such as grocery store or fast food etc, they tend to generate a lot of problems with rodents, sanitation issues, etc.

I have a small business based on internet retail sales, have been in business for 15 years and I am looking to buy a small size commercial building to have a store front.

You can upload receipts, so you could potentially upload leases, but there is not a good place to store them.  

The new store has created about 175 new jobs.

Rent an industrial fan from home depot or another DIY store to blowdry the carpets.

I may do a "same store sales" analysis and see what the numbers look like when I only include already stabilized properties.

Would it be acceptable to scan applications that I need to save/store and destroy the hard copies?

It will get expensive if you are wanting case law in recent years or get on some mailing list, if you can, many are restricted for attorneys.Check out the public library and college book stores.
