For multifamily homes in that area of Texas for full replacement cost that seems right in the ballpark.

Is it an old piece of junk mobile home or is a newer nice home.

Put together an agreement between you and your parents, and with an agreed price, you can buy them out once the home has been fixed up and refinanced.
