Would like to know before I build what is the sweet spot regarding bedrooms, must have amenities etc.I plan to rent it with occasional personal use.

One good thing about rentpayment.com is the tenants can pay at any moneygram location, so cash tenants can pay electronically just as easy.

My problem here is, i'd hate to spend the money I've been saving for first multi-family on this single family home, although it is in a nice spot and I think would be a great place to have in my portfolio.

If what is underneath is compact enough (looks like a gravel base) I'd slap another layer of asphalt right over the top, thickening up what is there now and filling in the bare spot up to the level of the rest.

Ideally, I'd like to keep him there and keep him at a reasonable rent (including his parking spot for free) so that I have an in-building manager.

Records are filed electronically and printed and put into a tenant's file.
