What software do people feel is the best?

Many people wouldn't think about the tax implications of this until after the sale...and you're on the right track.Selling land that you developed would qualify you as a "dealer/developer" and the whole gain would be ordinary income and subjected to self employment taxes.

Looking to develop a business plan, make connections, and learn everything I can about real estate investing, but focusing on rental properties and building wealth. 

I have limited land development experience -- a couple of boundary line adjstments and a short plat.
