Also, many borrowers have indirect experience like JV'ing a friends deal, being a real estate agent, or having a construction background — all of these help add color to the borrowers profile.

I spend a lot of time cleaning up their messes and regretting investing with them. do you have any further color on this? 

Wow after reading the blog (after giving my first reaction  with out reading the blog I don't like to color my thoughts by what others blog on a subject)) I'm somewhat shocked that some people didn't "see" their tenants as people?!?!

The Raleigh-Cary MSA is a great place to live and invest, just want to help provide a little color on your return expectations.

I am currently doing a rental rehab in Fremont, and a few years back I did a flip in rural Wild Rose, on 24th ave.

This is impressive as typically in my experience higher wage earners or white color jobs do not want to mess with the short term hassle of househacking but sounds like you were on a mission and sacrificed short-term pain for long-term gain.

A flooring guy also told me to check out the Triexta material from Mohawk that is supposedly completely stain resistant and comes with a 25-yr warranty claiming that "you'll eventually end up replacing it because it's an outdated color, not because the carpet failed".

We used bold colors in accent walls, along with wall paper in some areas, and it helped for the listing to be unique and I think it helped us received so many showings and interested buyers.We installed built-in closets in all bedrooms, which here in Valencia it is not common in most flips since investors leave them out to save money.
