BP community,I've been running through the BP BRRRR calculator a ton for a few months and keep running into an issue with how the calculator is setup that I figured I'd finally get on a post and see if anyone else is having this complication and if there are any suggestions or workarounds you may recommend.

They have a maintenance guy that handles anything so our contact with the landlord is very limited.I would love to this property as my first investment property, however, I'm having trouble thinking about how I to be going about this.My initial thoughts are to just put out a feeler saying how much my wife and I love this area and that we eventually would like to hopefully buy some day and just politely ask that if they were ever thinking of it, to please keep us in mind.I'm having trouble figuring out how to communicate this message.

You might need to charge a different rent for units with 1 or 2 spots but you will need to determine if you can increase rents to charge for a space or figure out the most fair way to take a spot away from a tenant. if the city does not allow on street parking, I think it is on the landlord to ensure they have appropriate parking for the tenants.

So, we are really just comparing profit options.It would take you 40 months to make up $131K with $3,200 in rental rate, just figuring the rental rate alone without expenses and mortgage payment.
