That's a random educated guess based on what I see from some frustrated new investors that are "working with" (quote intentional) agents.So here's what I would do in your position. 

If you start seeing Save-A-Lot, Walmart Neighborhood Center, or something totally random like "Bob's Gas Station Mart" instead of a Publix on the map, then that's probably a good sign that even Publix didn't want to go there, so you shouldn't either!

I don't stick random people in there. 

I will say that all mine are random properties purchased singly.

@Quamal Burton - This is my personal opinion, and I am sure there will be a wide range of opinions so take it for what it is, an opinion from a random person on the internet.1) Early on in your investing career, it is way easier to get financing when you have a w2 job.

But I don't find that many uses for it doing a normal reno, compared to my Porter Cable 5" random orbital.
