Here's an example.Mortgage on Rental:  $100,000Mortgage on Primary: $200,000Assume sufficient equity on primary for this to work.You refi your primary to $400,000 to pay off the first loan on your primary, pay off your rental, and go on a whirlwind vacation with the other $100,000Now you've got $200,000 of mortgage that is traceable back to the purchase of your primary and $100,000 that is traceable back to your rental and $100,000 that is purely personalGoing forward, 1/4 of your mortgage interest will be deductible against your rental income, 1/2 will be deductible as personal mortgage interest on your Schedule A and 1/4 is not deductible at all.
