@Dave Fairb I have been in touch with the HR folks at a large hospital near our apartment building; we have had doctors and nurses rent from us as a result, they have been great tenants.

I'm curious to learn how folks have structured financing when leveraging both hard money and private (family/friend) money.For example, if you have hard money that covers 80% purchase and 100% rehab, then a private (family/friend) money that covers the remaining 20% purchase as well as holding costs and initial rehab costs, what kind of rates and payment terms did you settle on for your private (family/friend) lender?

Some of the reasons are the competitiveness of this market (wholesalers, cash buyers & Realtors all contacting the same leads) and the fact that we're in such a crazy sellers market where folks can get even more than market value for their property.

And if evaluating certain passive 1031 opportunities for replacements you'll probably want to access a broker/dealer or a commercial realtor for commercial opportunities.Most of these folks are vey willing to consult with you at no charge and trust you'll later use their services to perform their assigned tasks.

So, I see why you'd ask about it here, but 95% of these folks are buying residential properties with residential loans and converting them to STRs.As for the underwriting...who knows!

I have come across quite a few folks who purchased and planned on renting only to find out they can't or have such crazy restrictions or costs that is doesn't make sense.
