Part of the problem is that the hard money space is now calling themselves private lenders, which leaves individuals like me who lend out their own capital (also calling ourselves private lenders) in a weird place because those two business models are very very different, both from the lender and the borrower standpoint.BiggerPockets published our book recently about private lending.

If this is the case, it means you are losing purchasing power on the property every year you hold it ... doesn't mean you can't make money, but it would be a business model more like owning a "Hertz rent-a-car" than buy and hold REI and definitely something to consider.

The turnkey provider usually has a list of inventory available for the investors to choose from, and it's always the buy and hold model, not flips.After purchase, Property Management may or may not be handled in house by the provider.
