My plan is to do make some renovations now, but to eventually tear down the structures in approx 5 years when it is fairly likely that a 3 story mixed use bldg and parking could be built.

In this "mixed up" ownership, the lender/servicer won't talk to you about the mortgage because you aren't the owner (you are supposed to get a POA when you close to try to address this).

The key going in is to have a good mix of retailers and food to diversify risk and put in for expected numbers not what current lease rates are that are vintage 2005-2007 but what they will be when they renew.The developers who base new projects off of retailers paying a certain per sq ft based on strong per sq ft sales projections are the ones who will be in trouble once built out.
