I'm relatively new to the real-estate investing world and am struggling to mentally calculate and quantify the offer in comparison to the expected future cash-flow + increase in value of the property. 

I have a seller in my area looking to get out of his property so that he and his wife can downsize due to their current health issues.

If he were good with the situation, I wouldn't know about it or be posting here. ..He is, unfortunately, after multiple mental and physical health challenges, quite emotionally vulnerable. 

Unfortunately with rising health care costs, if someone gets hurt on the property, it doesn't take much for that claim to be several hundred thousand.
