I paid for foundation work, complete new roof including rotting facia boards, some siding was replaced and some was fixed, all new flooring, gutted and redo on 1 bathroom and complete gut of kitchen with new granite counters, cabinets, all new light fixtures, all new switches and plugs, lots of moving of wires, framed up giant sliding closet doors and replaced with regular doors, a/c was just cleaned and serviced, paint inside and out, and lots of landscaping.

I also highly recommend finding a local REIA because they're amazing for networking and picking up local tips.  

My skills for real estate are: hard worker, landscaper, have time.

@Chad Justice,Welcome Chad.You have indeed came to the right place to network,learn, and advance your REI career.When I started many moons ago I too knew some things about construction, trades, remodeling,ect.What I soon found out was that was just the tip of the iceberg.Done correctly REI is about a lot of moving parts.Finance,Law,Marketing,Research,Evaluation are just some of the things you need to educate yourself on toward the strategy you are interested in.
