I want to self-direct my IRA and invest in 2x syndications with potential syndicators that way using my personal funds, and we also want to form this entity (likely 50/50) and contribute equal parts capital (25k each for a 50k investment) in multiple syndications.

I feel like I listen to creative situations a lot on the BiggerPockets podcasts....I'm sure it takes the right partnership and the right minded people to see the opportunity. . . . creative ideas are greatly appreciated.Creative ideas: 1) Hard money loan. 2) Loan from friend or family members. 3) Investor/Partner who sees your vision gets a part of the equity for the investment. 4) Home equity loan or line of credit. 5) Credit cards. 6) Pull money out of your IRAs. 7) Borrow from whole-life life insurance policies. 8) Dig into the emergency fund.I use my imagination to see this from the bank's point of view.

Have you explored investing out of your IRA to buy properties or grow it using a self-directed?

Most are set up to pass thru the income to your personal tax returns.Maybe as an alternative is a SIDRA if you are allowed that in Japan...you can set these up as pre-tax or after tax (ROTH) IRAs.
