I was chatting with someone last night who is wanting to buy an STR in the Orlando area by setting up/using a self-directed IRA for the downpayment. Do you know of any lenders that work with a self-directed IRA?

You can buy rental in a self-directed IRA using leverage. However, IRS rules prohibit personal guarantee, therefore the loan must be non-recourse. Here is a list of lenders offering such financing:
