I am open to input, lol If the best investor in the world asked me for a loan and sent me an agreement they wrote themselves with the help of an internet forum, I would never return their call.

Convincing someone to loan you a ton of money isn't something that can be taught here on a internet post.

Now after being exposed to many different real estate education programs, I realized what they pretty much do is package everything you can find on BP and the internet in an organized way.

They bought that land and at the closing they were nothing but complimentary to my broker of the job I had done and how much I had helped them out (this was back in the 90's before internet real estate AND cell phones).

There may be a legal angle to all this, but that's above my pay grade.CL is just a small step above BackPage, which was recently shut down for aiding sex trafficking - and CL also removed their personal ad section as a result, though the "sex wanted" activities seem to have wormed their way into the other sections.When it comes to these rental scams, CL is aiding fraud, so maybe an attorney can take a swing at all this.Until then, CL is the wild west of the internet. 

A good lock-box, perhaps with internet connectivity / a slick app to check on who is coming in/out.
