Anyways I did move forward with the purchase and when meeting one of the tenants I had them fill out an estoppel form and on some things they claim do not add up to the lease agreements that were given to me by the previous owner/property manager.  

For me I studied wholesaling a lot before I turned 18 last month but the problem is that wholesalers aren't trained correctly.

I would say let them apply and have them have a local professional fill out your form certifying that they require a service animal as allowed per your state regulations.

They didn't understand that they worked for me.

One of my problems is that it's easy for me to think 10 years down the road (10X, BOBA), but hard to take the necessary steps today.  

I'm exclusively looking for FHA properties for this as it will be my primary, so it sounds like this 1 wouldn't work for me.

The risk in that one is I had to use only 5 yr recourse debt, which I do not like doing right now, but the reward warranted the risk for me.
