When should I get my process started?!

Hello everyone, I will be relocating to VA in 6 months (March to be exact.) The goal is to buy a multi-family and make any necessary renovations to one side (the side I won't be living in) in order to rent out. This will be my first buy and I don't want to waste a realtors time. In your experience, how long will it take on average from looking at places to closing and renovations and finding a renter. When is it realistic for me to get in contact with a realtor and start this process? Your advice is greatly appreciated. Thank you.
