But if you want to see that baseline index... the chart is adding vertical space on the Y axis every week as it continues to hit the top of the chart.The big question for me as a lender: when I preapprove someone, knowing they are going to spend weeks or months house hunting, and looking at that trend-line, should I be qualifying them at current rate + 0.25%, or current rate + 0.75%?

I have done it on third floor apartments where the first two floors are Gas heat and the heat from those apartments rises to warm that unit but I have seen it way more often than not that it turns into a disaster

They see median home prices running $600K or so, and those are influenced by all these cool developers ripping out the old and put up brand new crazy-gorgeous glamorous homes -- literally million dollar homes in some cases.There are several houses in that area, very similar, same everything, that have been fixed up (in their current size and floor plan configuration) and flipped for around $285K or so.

I think with a decent renovation budget (redo floors, update kitchen, add a second bathroom), it would bring in a lot more rent and would increase the value of the home.
