When I was analyzing deals in the Private Equity sector, I saw everything from 26% - 42% IRR needed depending on the size of the company managing assets, additionally how many Management/Fee company's are factored into the business model and at what point in the expense model they're collecting fees.There are payroll, Marketing, Office space, etc... now a part of your business model, acquiring an asset for cashflow becomes a small part of your equations.

We could get an extra $1k monthly without blinking, and there are 3 other ways to add solid income on the property after the 1k (boat storage is super desirable, coin op laundry as tenants drive 15 minutes out of town for laundry currently, small RV park or storage).

I was clear to him that during the tour of the room and house that the parking is street parking, no parking on drive way (as it'll block cars parked in garage), and informing him that which streets he could park.

I'm not doing ads on Facebook, Instagram etc... my thought is the people who need to sell their home fast are more likely to be watching TV or listening to the radio..I'll drive by any properties that seem promising and call the owner back for a chat.
