After having a local friend check out both properties, I'm ruling out the first one because there are plenty of similar properties that need less work, and the discount is not enough to take on the minor rehab required from the foreclosure as well as the headaches associated with the tenants there.

I’m particularly interested to see if any out there that would assist with the BRRR method of purchasing all cash for a discount and then value add, place tenants and refinance.

The last one was 250k and $1950 in rent.I used to buy really rough properties and BRRRR them, but in our current hyper low inventory situation the market does not give enough discount and I'd rather buy move in ready properties and save myself the 6 months of trouble and let market apprciation drive equity.

.- Population north of half a million (or if smaller cities roll them all up into one target "market")- Prices at or below median value for the area- Equity north of 35-40% (anything less and there isn't really enough room to sell at a discount)There are a zillion ways to win in this game, it's just a question of what works for you.

Truth be told, I think we could all but hand-out road map's on it and still people wouldn't get it, telling us "oh, but the whole real estate market is about to collapse any-day-now, oh yeah, big discount's coming, 30, 40, 50%+ off".... uh-huh, yup, sure it is, ok, you have fun with waiting for that.

I haven't found the banks in my foreclosure area(so TX) to discount in that manner, yet.

In this case I don't think you can discount the institutional investors.
