Your in to deep with this. simple they are used to evictions and aren't unfamiliar with the process they know they will have to go, they've had to go before. 

I can tell you now from personal experience that if you try and remodel with them in there you will hear all sorts of complaints like breathing problems because of dust (had to go to the Dr.) and cant sleep because of the smell so they missed a day at work (to stay and smell it all day I guess).

Look deep into any company offering a financial warranty and you will likely find either (1) a company with few, if any unpledged assets (2) a balance sheet consisting mainly of "dubious" assets (3) a fraudulent balance sheet.

I see what you're saying, however I was barred from trespassing on the property so there was no way to verify the interior make up of the home, so I was holding my breath that the interior wasn't in shambles but didn't think it was going to be no where near the bed and bath advertisement.
