YWCA Tenant Program

Just wanted to share a recent experience in case you haven't heard of this program before. If you have used it, let me know what your experience was below!

I have a 4-unit property that I bought about a year ago and is being managed by a property management company. After having some of the units listed for a few weeks without any renters, the PM asked if I was interested in a program the YWCA runs that helps its members find housing.

I have never used Section 8, but it looks like it has some similarities and some differences. The YWCA provides a temporary solution for families, many of which are fleeing abusive relationships and need a safe place for their families ASAP. In my case, the YWCA pays the full rent for 6 months to allow the families to get back on their feet. The tenants have been in place just a little over a month and it took several weeks to receive payment from the YWCA. I understand that's pretty normal because the primary concern is getting the families safe housing, and catchup on the admin stuff afterwards.

I'm not sure what will happen after the 6 months are up. There isn't the same incentive of "losing" Section 8 as there is with this program. Hopefully it gives them enough breathing room to stabilize over the long run.
