It's really pathetic hearing newbies trying to do things and are scared to death of acting being afraid of the liability that goes with being in business and worse, trying to finagle ways of avoiding liability for their actions, it can't be done.

If I lower my expectations and go for a different unit, I'm going to have to rely on the city, which I'm willing to do, but rent goes about half less than the neighborhood here and the city is kind of gross and is also infested with bed bugs everywhere.

Find a motivated seller in that area you can buy from at a good price, tack on your assignment fee, flip it to a cash buyer and get paid.If you see from your MLS search that cash buyers ate paying $50,000 for 3 bed 1 bath homes in a certain area, then you know the price you get a property under contract for plus your assignment fee need to be no more than that amount.

Modular is usually built better to a different code (but not always) and usually transported differently by being transported on a flat-bed truck (but not always).HUD sets the definition on FHA loans. 

Just look at the whole package and do not be afraid to ask them questions, review their forms, ask about their policies and what-if them to death. 

Each unit of the duplex has 6 bed & 4 baths, has a two car garage, and has about 2400 sf.  

I found a lot of nice little 2 bed 1 bath 700 sq ft properties in GB that have been great little properties so far, should close on another in a few weeks. 

Rents average about 700 for the 16 2bd units and 900 for the two 3 bed units.

There were beds, clothes, the kitchen cabinets were full, toys,  It was as though they just walked out.The fun part came on Saturday though when I met the old owner.
