Even with conventional financing, there can't be things like unfinished rooms that have been "gutted".And repair loans like 203k come with all kinds of red tape and delays (especially post COVID).

on my route i did notice quite few signs for rent, when i see those kinda signs in yards and windows, it tends to trow red signs up for me, but as we all know, depends on the rental unit itself, and from what ive seen out there today, meaning everywhere!....

This has never been common and it’s even less common today because the Mexican real estate market is red hot in the most popular places.Beware of what I call fake developer financing.

I don't think investing all you have into something so fraught with red flags is a good idea... of course that's just my opinion :)

It's been 20 months since our previous renters left it needing extensive cosmetic repairs to rent; It's a beautiful refurbed 1925 bungalow with all new wiring, plumbing, etc. and an added bath.

Initial "red flag" was I was awarded "finder's fee" at local Sac REIA and "fee" should have been disbursed at title company.
