With this woman and based on her attitude, you would think that we had left dirt all over the house and told her to f*** off.After heated emails and the carpet cleaning, we finally came to an agreement about what would be taken out of the security deposit.

Although 7.5% isn't "amazing" or anything, seems like a decent investment.

Another thing that's motivating, is the after-- people don't see the hard work, or know the crazy long hours you do.. but what they do know, is a gorgeous kitchen, pretty floors... it's an amazing feeling to look at a beautiful house and say "I did that!" 

(like the woman that got a snake)  And, I don't trap the tenant if their life situation changes, and they need to move, they just give me a 30 day notice.

If you don't approve the woman, he will probably get the idea that he needs to pay to get your approval.He is not a good tenant.
