Yes, Indy is a great market AND very active at the moment.As a general rule of thumb, one can't really filter by zip code here since it's very street by street.I would suggest [as always] start off by interview several property managers BEFORE looking at any property.

Zip code level data is alright if that's the best you can get but many zip codes can have a wide range of areas within them so you'll get a better picture if you can drill down into smaller areas like census tracts.

It is hard to compare because they are so different and one has tons more liabilities, insurance, property taxes, evictions, cap ex, code violations and etc misc expenses.
