Listen to the podcasts, read the articles, watch some youtube.

There’s always a college rental market in Tempe, Scottsdale has a more upscale rental market for the events going on year round, lots of sports and music venues downtown, etc.

You don't need to amass all of your renovation skills at once, but you will learn your skills over time.There are three things you need to successfully renovate houses:Knowledge - Basic knowledge and understanding of construction means and methods.Skill/Ability - Physical skill and ability to put your knowledge into practice.Tools - Tools that help you perform certain trades/tasks & repairs more efficiently.KnowledgeI would say YouTube is going to be the most valuable resource to look up 'How To' videos and learn about renovating houses.Home Depot sometimes has workshops on the weekend where you can learn how to tile and do other projects, which might be worth checking out as well.Skill/AbilityOnce you have a basic knowledge and understanding of 'How', you can put your learned skills to the test.  

I've learned a fair amount and continue to educate myself through my job, youtube, questioning other contractors, etc.

You can do most of it yourself but please if you don't know what you're doing, at least watch a couple hours or YouTube.

I watched a YouTube video last night from a young wholesaler demonstrating cold-calling techniques for motivated sellers.

@Aleah LeBlanc put out ads in your local area and hold meet ups and networking events for investors then share some knowledge on youtube and social media , about your field in the title company and how you can help investors.
