If you don't qualify you can use a non QM loan in the 5-7% range and refinance into a conventional mortgage once you have two years of stabilized rental income for the property. 5-20 units are small in the commercial financing world and lenders for this asset size are few and far between.

In a perfect world we would do a cash deal and then cash out refi to buy more properties but I am finding it very hard to find a lender that deals with LLC’s so I am very nervous to max out our HELOC and then be stuck.

Lots of options in todays world that will allow you to place an ad and do tenant screening all in one, just search this forum for lots of posts similar to yours. 

Finding a seller willing to carry that remaining 20% seems like an option, but I'm not sure how prevalent that actually is in the commercial world.
