I was going to buy in Lakeland and looked at numerous properties, however, in my opinion if the city is making the national news as a great investment, rental, place to live, or anything else then the gravy train has already left the station, hence why I haven’t found a deal there that isn’t in a D class area that makes money to the level I am looking for. 

I live in Chapel Hill and am looking to buy a rental somewhere in the triangle area within the next few months.

They will be able to call numerous banks to shop financing offers based on the financial info you provide(your FICO, loan amount sought, max downpayment amount, etc) and get you a couple of lenders who will lend to you and loan pricing.I will recommend you proceed from there

I own/operate my portfolio in Central NC (and a few STRs by the coast) and definitely think you can have great success in the Triangle (Raleigh/Durham) and Triad (Greensboro, Winston Salem, High Point); I'm sure the same holds true for Charlotte and the Western Carolina mountains.

We went back and forth on this numerous times because we knew it would be hard to get it insured with active K&T, and we were told repeatedly that there was none active.

Now if you build a brand around yourself, and have numerous properties around the country, that is where this can become powerful, and begin to get a direct booking site.I would focus my efforts on getting the project completed ASAP, I know you can't speed up the construction process per say, but you can make sure you have all your furniture lined up, and everything else that needs to go in ready when they are done.

I have no problem creating a single-member LLC, but I have read numerous time that refinancing out of the loan could be problematic.
