The middle second-floor door opens on a staircase to the two apartments on the third floor. 

We're very spoiled in east TN with low everything. 

There are few properties east of I-110 (somewhat low income areas) which would generate decent cashflow but being a new investor I am just being little skeptical. 

The key is finding the middle ground where you sleep enough people that you’re not leaving money on the table, but that the guests will be comfortable and have enough room/privacy during their stay.

So if 'north and south' of my house (or the room I'm laying it in if only one room) is longer than 'east/west', I lay the flooring in a 'north/south' pattern.

Hi everyone,I am interested in purchasing a fourplex in the Phoenix (East Valley or South Scottsdale), using an FHA loan and then living in one of the units.  

I would not especially want to live down there, but I just bought and renovated a few units in a 4plex down on a pretty nice street in East Oakland.

I just completed my first spec on the EAST coast and I live in Oregon... we sold at a little over 200 a foot ... bought the lot for 45k.. so nice margins on that one..

In fact they haven't even set a date of when that would happen but the futures market for interest rates indicate a rate hike could come sometime in middle 2015.
