If you are in a metro area, I would always make sure it works as a LTR as a worst case scenario that regulation shifts.

While you are correct that you’ll be relying on your purchase of the replacement property to go through, there are a few strategies to use and language to add to the PSA to try and keep a seller honest and protect you as buyer.The attorney negotiating the sale and purchase should hedge the risk snd build in flexibility on both ends.

Definitely see what is common for the area, but for me personally, when I buy, I like to look at all possible exit strategies.

I want Umbrella but because I don't own any other assets in the US, the carriers in that area don't offer it.What is not clear to me is if the LLC is sued, but all they can show is a $170K asset, what else can they sue if the LLC can only give them $170K?

Hello, I am exploring being an investor in new single-family home construction in a busy/in-demand metropolitan area.

Any feedback/thoughts/advise would be helpful from investors in the area in regards to outlook, taxes, areas, etc. 

In our area, obtaining zoning is also a big pain requiring zoning board public meetings.
