Literally, I write a specification document that goes into enough detail so there is no (or very little) ambiguity and the scope of work is clear.

I need to make sure this is stated on the contract should I just hand write it under the section Other Aggreements or under the sections Prorartions.Any would be appreciated.

I would write a letter to the landlord include pictures and "pitch" yourself to them as to why they should pick you!
