The buyers net worth is good but liquidity to net worth ratio is off so they cannot put anymore funds than sitting with QI on the property.We could go recourse with a lender where the seller wouldn't have to hold  a second but the lender would require heavy reserves the seller would have to give us a credit on for the lender to go that high on the loan LTV wise.

My houses in Henry, Douglas, and eastern Gwinnett (Lawrenceville) do better in cash flow terms than my houses in northern Gwinnett (Sugar Hill, Suwanee, Buford), which do better appreciation wise.

The only downside I have found is the taxes in my area are ridiculous - it seems like different parts of town are different tax wise though so something to be wary of.
