I had a potential tenant come and look at the house today and am waiting on the application back, but am pretty sure he is the one I will go with as long as the application doesn't have any surprises.

The primary thing I could control was getting him connected with the cleaning professional and starting to advertise the unit/reaching out to our waiting list to get someone in as soon as possible.

I purchased a house flipping spread sheet and have run the numbers a thousand times.

They are wondering if they should wait until they paid off the house or should they refinance/cash out so they have the money to build a four-plex.

@Dan Marshall the tenants are protected by their lease, so the two issues re selling now would be inconvenience of showings for the tenants, and whether the property will fetch a higher price as a retail sale (as you suggest) or as an investment...I'm with you--if it's more valuable to a homeowner, you might want to wait it out....or, you could cash for keys your tenants and sell sooner.
