yah they like to teach. what happens in summer when students travel or leave?

The main factors here are not the raw numbers, but making sure the kind of neighborhood and the inspection report on the place gives you confidence moving forward. 

We are much more knowledgeable and confident LLs.

But neighborhoods can change quite quickly from one block to the next, and these aren't quite close enough for me to feel confident that they're truly comparable.One thing that jumped out at me while I was looking at the above county records is that it's officially recorded as a 2-bedroom, 1-bathroom, NOT a 3-bedroom, 2-bathroom (like the Realtor.com listing says it is). 

It's been a minute since I read it but I'm fairly confident he spends some time on seller financing.

Makes me not have confidence in the calculator. 

I live and work out of Orlando, FL but travel the U.S. to meet with landlords, builders, flippers and all kinds of investors.
