A tree fell on our house after we owned it for 6 months and completely destroyed everything BUT the kitchen (which we repainted the cabinets white and got new appliances anyway so it looked fairly updated). 6 months later, we got to move into it again and a year or 2 later, foreclosure since the housing market was bad and we moved to a new state.

I see the potential, so I put up 3 smoke detectors, had someone clean it out and get it to a broom clean condition, and I had a tree company come and aesthetically trim the trees so that you could see the water.

Again, I call the plumbers ASAP and schedule ASAP but want to make sure the tenant is safe.Electricity down, tree branch through roof, etc..In all cases, I work fast to make sure the issues are resolved ASAP, but until then, what are my responsibilities, or how should I handle it?

I would look at it like a tree of knowledge where REI (Real Estate Investing) is the trunk, start moving up the tree and exploring the different branches, and their sub-branches.
