@Tish Thorpe I think you are smart to think creatively about how to change your financial circumstances.I have only been following biggerpockets for a couple of weeks and I have been repeatedly surprised by how many people come to this site with exactly your plan - wholesaling to build up some cash and then be investors.I am sure some people have done it (starting careers through wholesaling) successfully.

Everyone on this site is trying to make money, not sure why you are surprised.

Don't be surprised if it is hard to find someone who is good at investment lending.   

You would be surprised at how many statements we see of restaurants/restaurants/starbucks with just a little left over after every month.

@Jeremy Marrs Yes, it surprised me too when I learned it, but the data told the real story.Couldn't agree more with you on Moorpark, my fiance and her two kids lived here most of her life, though I previously lived in NP. 

I am really surprised by how great the community is on Bigger Pockets and  love to read everyone's posts.

I'd be surprised with anything over a 0.5% success rate.  200 offers for one sale.  200 offers that I have to talk with the other agent about, write, send with EMD and POF, file, track, follow up with the other agent and communicate the rejection to you.  

You'd be surprised how many leads they let get away just because they don't have time to do them, or they just don't want them for whatever reason.
