Obviously turnover will be higher if it is student housing, but if tenants rarely renew their lease find out why.Check out the property management statements for the last few years -- is it really cash flowing?

Yes, but not one with stain glass and all, Mennonite church/ two open floors. it was in an area that was zoned for 2 family, i went before the zoning board as a condition to buying the property, and was able to convert it to a 2 family /  2 levels, student rental ( got 8 bedrooms out of it).

- I used the 4% vacancy as I figured about 80% of the units would be college students which are really only in the unit August - May but you price there rent as if they were paying for the full year.
