She is an elderly woman, so I get that she has nothing else to do.. but she sits right at the window with her dog and it feels like she watches me everytime I'm in my yard.

Since this happened before moved in, I don't feel right about exercising that and keeping the security deposit seems appropriate (hoping I can get a tenant in the same timeline).

To get the best down payment options you have to live in the property you’re buying but even if you decide to buy something an hour or two away from where you’re living now and visit it once or twice a month and either remotely manage it or just place it with a property manager you’d still be close enough to get a real feel for what’s going on and how to do things before heading OOS with the next property.

I recommend looking at all the data sources and the listing platforms themselves to get the best feel for revenue potential.Also, reach out to local owners for the most accurate expense information. 

Focus on being sure they feel safe in the unit and in the neighborhood.

I feel like I’m in the perfect position to start investing my money into real estate instead of stocks because it seems like the ROI with stocks is lower than with real estate.I’m close with my brothers and we’re all working and still living with our parents, so we don’t have much expenses.
