I was going to name my LLC that I use for my fix and flips "Flipping Cleveland" as those of us that have called this gem of a city home have said variations of this over the years in regards to our local governments and/or sports teams... ok, mostly our football team... and the baseball team since the early 2000's... and our basketball team sans LeBron...

Things like utilities are a given, but I want to avoid signing and realizing that I've missed something out, or should have considered something that I didn't.

If any of it is utilities or something that in any way could be amounts owed to a landlord, that is a red flag.How long has she lived at her current place?  

Yes- If the ROI is the same in 2 areas, then that's when I start to look at other factors in investing there- the potential growth of that area, landlord friendliness, which sports team I like, etc. 

Does anyone have experience with these, if so I'd love to hear more about them as I would utilize this type of collection system for my rents once I get in the game. 

Buying or paying retail for real estate does not make for profitable situations unless the building you are buying has utility for your purpose.I disagree with the waiting for appreciation! 

( sports or dislike sports )My suggestion would be to invest local or midwest communities for buy hold investments.( research, take your time, and take action )

However I would prefer to utilize some leverage.
