The majority of my assets are in cash because I have not yet learned the basics of real estate investing (and the Southern California market makes it expensive to get your feet wet).

Are there any Louisville, KY or Southern Indiana Investors that have any advice on the best sources for lists?  

list it with a good AG broker there in the southern central valley

I sold materials to, and worked with, many plastering contractors when I lived in California, and was a member of the Southern California Plastering Association. 

Raleigh and the other southern choices have better weather too!

well that narrows it down to a 1 out of 20 chance although I suspect 10 or so sites just won't work no matter what.Logistically Texas is down in a deep southern hole compared to other markets that are much closer transportation wise to most of the US population. 

I live and work in southern Wisconsin and have just been hired as a property manager.
