Understand exactly how big is the structure, how are you orient the structural, what's the access situation, parking situation, driveway, landscape, and waste water management. 

I am thinking if we bought it for my mom it would be with the understanding that we wont make anything on it until we resell it in a few years, looking at rent in the area it wouldnt cash flow if we were to rent anything out with the current rates.

Currently I have enough emergency savings I could go about 18 months unemployed so now my savings is just a regular savings because my emergency savings is solid.

Other people in the lending space might have better answers, but some lenders quote taxes, insurance, etc. to fully understand the monthly cash burden and ensure you know it as well.

It also sounds to me that you may want to extend just so you get a better understanding of everything before you file.
