Ask a neighbor to pick up any weekly local ads, papers, or random fliers that are placed on the property. 

I'm in a town of 9,500 and I am the only full-time, professional property manager so I know not everyone has the freedom to pick and choose.

Not picking on you, but can you try to cut out the BS and just ask real and direct real estate investing questions instead of hypothetical scenarios?

I would think that if you get some good pictures and price it correctly, you should have no trouble getting tenants in a very short period of time.This is my first time renting to someone, so I am by no means an expert, but the tenants that I picked were ones that had good references, good credit scores, and I was able to talk to their previous landlord who gave them a good recommendation.

Maybe pick up a second job to pay for repairs.
