If you’ll pay the $500 equivalent to fixing the broken cooktop, I’ll pay the rest and you can enjoy a new stove for the remainder of your lease.In court, if she left at the end of her lease and you had a broken cooktop, you could only recoup the 4/15ths or whatever of the remaining useful life was, against her security deposit.

Note, however, that if you are attempting to raise capital from other investors, a QOZ Fund is classified as a security, not a real estate interest - it is highly recommended to consult your CPA and attorney before raising capital from others.If you invest in a QOF fund that does not adhere to the up-front or on-going requirements, an investor potentially opens themselves up to taxes on the previously deferred capital gains/recapture and potentially to penalties.

I have a couple of private investors however their lending ability combined would not meet the down payment requirement.The question I'm submitting to the forum is, how can I structure creative financing for this deal including the down payment?
