I would be curious to know what areas you think are presenting as good opportunities around the Jersey Shore.

I am looking to make my first deal within the year, and I am currently in the process of writing a business plan to present to a private lender.Do you guys suggest writing a plan for a specific property, mapping out every step for my lender to make a decision on?  

Use a 30 year amortization and solve for the present value using that payment, term and interest, you get $56, 292.17, call it $56,300.If 56,300 is 90% of the sale price, divide 56,300 by .9 = 62,555.56, call it a sale price of $65,500.Cash flow to you is  $112.50, less vacancy at 10%, less maintenance at 10% gives you 91.13, times 12 = 1,093.50.

The house is rented within days and the new tenant pays partial rent for the remainder of the first month immediately even though he isn't moving in until the end of the month, because he doesn't want to lose a well-presented house at a great price.With the next house, I found myself in a cash crunch and did the same thing, only at a slightly higher price point because the house was larger and better updated.

On 5/15 made offer on short sale home for listing price that was advertised as b of a approved price.5/15 went home that night and home says pending bring backup online.On 5/19 got a call from Realator saying that the sellers were out of town and our offer would be presented today.

You don't give sellers multiple offers/choices at the same time....Present one if that doesn't work go onto the next, but don't let the seller choose up front...Geez

I came up with a lease option strategy and wanted to present the opportunity to the seller/lien holder, but the listing agent is blocking the process.
